Location, Location, Location

Hello Fellow Remanufacturers,
I'm in great need of some advice.I've been in the remanufacturing industry for only 2 Years now and have 2 retail refill shops.Let me give a brief description of both shops.
Shop 1 opened in June 2006 relocated in April of 2007 from a main street to the intersection
before relocation I averaged 20 cartridges per day. Today it averages between 35 and 40 cartridges per day.In an upstairs 400sq ft shop.
Shop 2 opened in August of last year and it's more centered in a bit more residential area but it's were a larger population is located.The shop space is even smaller maybe 300sq ft in an upstairs plaza. At this point it's doing about 17 or 18 cartridges per day.
Here's the dilemma
I expected the second store to be doing better at this point because of the exposure of the business but it's coming along slowly and after blasting the local area advertising which boosted sales alot. Sales dropped the following month.
A potentially new location has opened up and it's just opposite a major shopping mall.The rent is more than double my current rent of shop 2 but it's also double the space and on a ground.I'm considering this new location because I think i made a fatial assumption with shop 2 which was that because there is a larger population there would be more walk-in's.It hasn't been the case. I think i also underestimated the number of small businesses in our databaseat shop 1 but was not under the business name but individual names.
Here are the Pro's and Cons of the Potential New Location
Pro's
2X Square FT
On the Ground
High Slow Moving Traffic just a few feet from the door
Opposite a Busy Mall
Can Advertise Itself easily
Cons
Double lane traffic in front of the building which might prove frustating to wait until the traffic light changes for traffic to moves to get into the parking lot.
The parking area is small, can only accomodate about 4 cars
Should I make the Move? Am I being inpatient?
I know there's alot of people here with alot of experience with retail refill shops and some may have relocated hopefully someone can shed some light that may prove useful in making a decision.
